This case turns upon the following clause of the will of William Cooper, deceased:

"To my daughter, Elizabeth Cropley, at her mother's death, I give and bequeath the rent of my house on Pennsylvania Avenue, in the city of Washington, situated on square ____, for and during her life; and at her decease it is my will that the said ____ be sold, and the avails therefrom become the property of her children...
