{¶ 1} Defendant-appellant and cross-appellee, John M. Ramby, appeals from a Warren County Court of Common Pleas decision granting judgment in favor of plaintiffs-appellees and cross-appellants, Daniel P. Morgan and United Custom Builders, Inc. (United). Morgan and United cross-appeal from the same decision. For the reasons outlined below, we affirm in part and reverse in part.
