This case arises from two lease agreements, in which Washington Real Estate Investment Trust ("WRIT"), appellee/cross-appellant, leased two service stations located in the Westminster Shopping Center to the Carroll Independent Fuel Company, appellant/cross-appellee ("CIF"). After the leases were terminated, a dispute arose regarding: (1) the responsibility for cleaning up contamination found in the soil and groundwater surrounding the service station buildings...
