Plaintiff, Malbco Holdings, LLC, ("Malbco"), is the owner of the La Quinta Inn & Suites Hotel ("Hotel") located in Eugene, Oregon. Malbco purchased the Hotel in August 2005 from Centennial Inn-Vestments, LLC ("Centennial"), and became a named insured under Centennial's insurance policy with AMCO Insurance Company ("AMCO") effective July 31, 2005.
