¶ 1 Plaintiff/Appellee, Sun Valley Financial Services of Phoenix, L.L.C. ("Sun Valley"), purchased a tax lien on real property located in Maricopa County, Arizona. Subsequently, it redeemed a prior tax lien on the property that had been sold to someone else.
