OPINION

DAVIS, Judge.

¶ 1 Plaintiff Holladay Duplex Management Company, L.L.C., a Utah limited liability company, argues the trial court erred in ruling as a matter of law that a restrictive covenant1 contained in deeds to property in the Ellison Woods subdivision is unambiguous.2 We affirm.

¶ 2 Deeds and restrictive covenants are interpreted in the same manner as contracts.
