In this Opinion, we are called upon to determine whether the trial court properly granted the appellees', Domenic and Helen Martocci's, preliminary objection which asserted that the trial court lacked subject matter jurisdiction over the appellant-bank's, United Carolina Bank's, petition to fix the fair market value of property located in North Carolina brought pursuant to the Deficiency Judgment Act, 42 Pa.
