The trial court determined that appellee Westamerica Mortgage Company (Westamerica) had a purchase money mortgage superior to appellants' equitable title.

Appellants assert two issues:

1. There is no evidence to support the Court's finding that Defendant's mortgage was a purchase money mortgage. 2. Is Defendant's Mortgage superior to Plaintiffs' equitable title?
