In January, 1984, plaintiffs sold a parcel of commercial property in Portland to defendant by a land sale contract for $89,000. A building located on the property could accommodate seven commercial tenants. At the time of the sale, the monthly rental income was $1,100. Shortly after the sale, defendant assigned his interest to third-party defendant Klimp.
