OPINION

HUSPENI, Judge.

Appellants Judith and Robert Bogenholm seek review of the trial court's partial summary judgment issued pursuant to Minn.R. Civ.P. 54.02 in favor of respondent Diane Williams. On appeal, the Bogenholms argue that the trial court erred in applying the doctrine of collateral estoppel to preclude them from litigating their claims against Williams. We affirm in part and reverse in part.
