OPINION

BIRDSALL, Judge.

This is an appeal from the decision of the trial court, sitting without a jury, that the plaintiff-appellant, United Leasing, Inc., had not effectively accepted a counter-offer made by the defendant, Aubrey C. Loyd, for the sale of Western Title Company1 in Tucson. We reverse.
