OPINION BY JUDGE MacPHAIL, December 31, 1981:

Betty J. Parrish, Lillian Allen and Edith Howard (tenants) appeal from a Philadelphia Common Pleas Court order releasing escrowed rental payments to Milton Clark (landlord). We affirm.
