This appeal is from a judgment for plaintiffs after a trial to the court on an action for damages arising from the breach of a lease agreement.

In 1965 plaintiffs owned the land and building on the corner of S.W. Main and Broadway Streets in Portland, Oregon. Ed Lee, Inc., leased the property and operated a night club on the premises.
